Until now South Gloucestershire Council has remained entirely silent about its growth requirements for its local area. It is correct therefore that we initially put forward and consulted on proposals for a greater quantum of development. However, South Gloucestershire Council has now prescribed a preferred level of growth, selecting Grey Gables as its favoured housing allocation for the village. In doing so the Council seeks to limit new development to 20 homes, and our proposals have been amended to reflect this accordingly.
An earlier plan did contain a drop-off point. However, following feedback from Olveston Parish Council, we have abandoned this idea due to the potential impact on traffic flow. However, we are exploring directly with Olveston Primary School whether additional staff parking within our site will help alleviate any parking pressures. Please note that the Google image taken for the diagram of our site is one taken in the Summer of 2021, which contains cars on the hard surfaces of the Primary School. This image reflects out-of-term time usage. During term time, children have full access to hard surfaces.
To ensure a smooth construction process with minimal impact, we’re committed to developing a comprehensive Construction Management Plan in collaboration with all stakeholders including those residents in Grey Gables and on Vicarage Road most affected. This plan will address potential concerns, including the timing of deliveries, and will prioritise convenience for the community. We are dedicated to working closely with South Gloucestershire Council to ensure their satisfaction with our Construction Management Plan. It’s important to note that no plans exist to use the road network east of the site. Instead, all construction traffic will follow the main through-route (Aust Road/The Street). Your input is valuable, and we welcome any suggestions from Vicarage Road residents to reduce potential impacts further. Together, we can create a construction plan that meets the community’s needs and minimises disruptions.
Wessex Water asset plans confirm the presence of a public foul sewer in Vicarage Lane. It is intended, subject to capacity, to requisition a new connection to this public foul sewer. In the event that Wessex Water confirm insufficient waste water capacity in the network, the proposed development will provide reinforcement to create the necessary foul capacity to accommodate the flows arising.
