Where are we now?

South Gloucestershire Council is relatively early in preparing their new Local Plan. At this point, few developers would have detailed images of what the new homes would look like. However, we can share diagrams and principles upon which we would design the homes and propose making access and exit to the road network safer*.

We want to make it clear that we are not putting forward the Gables Olveston proposal as a planning application at this stage. Although our site has preferred site status, there is much more work that the Council must carry out to satisfy a Government Inspector that its overall development plan is a sound document to deliver the housing needs of South Gloucestershire up to 2042. An application would only be made to the Council once the Local Plan has been adopted (likely 2025).

 

Delivering much-needed homes

Our proposals reflect the current needs of Olveston. The home sizes most needed by young couples, families, and older people are 1, 2, and 3 bedrooms. We anticipate a limited number of 4-bedroom homes as this would repeat what limited housing is already on offer in the parish in the second-hand market.

  • With a focus on attracting young couples, families, and older people, the asking price of the homes will be much lower due to smaller space requirements for these households.

  • Our commitment to 35% affordable housing as a minimum will further improve opportunities for people to live in Olveston.

  • With South Gloucestershire Council and the parish council, we would create criteria so that people connected to the village, the parish, and adjoining parishes are prioritised for the affordable housing.

 

Gables Olveston would offer more home choices, less expensive housing, net zero carbon homes, and the opportunity to improve affordable housing availability in Olveston.

Promoting safe transport and movement

Based on transport data, we expect our proposal for twenty homes to generate around ten car trips in AM and PM peak times. To manage the road safety impacts of this limited extra traffic, we propose using this opportunity to benefit all who travel on Vicarage Lane/ The Street. We will:

  • Improve the sight lines for all vehicles exiting Grey Gables onto Vicarage Lane by lowering the stone wall at the entrance.
  • Bring forward the Vicarage Lane give-way line, which leads onto The Street, to improve visibility for all pedestrians, cyclists and vehicles.
  • Work with Olveston Parish Council and South Gloucestershire Council to introduce or extend double yellow lines to improve visibility, compensatory parking at the immediate entrance of Grey Gables, and formal parking bays on the western side of The Street.

 

We are exploring how we can use the site space near the back of Olveston Primary School to benefit children and teaching staff.
